MidCoast Regional Housing Trust and Maine Coast Heritage Trust partnered to preserve this historic property rather than sell it off or subdivide it. The result is The Homestead, a cluster of buildings arranged in the style of a traditional Maine farmstead, renewed to house the working people who are increasingly priced out of this community.
The Farmhouse is the first home ready on that Homestead: three bedrooms, upgraded systems throughout, and a floor plan built for a working household — not a vacation rental.

"Missing Middle" households earn too much to qualify for subsidized housing but not enough to afford market-rate housing here. This home is built for that gap.

Rent plus utilities should run about 30% of your gross annual income.
FULL ELIGIBILITY REQUIREMENTS
At least one applicant must be employed in Knox County, Waldoboro, or Lincolnville, and the percentage of local income within total household income will be ranked in the point system described here.
Total annual gross household income falls between $100,000 and $120,000.
Rent and expected utility costs run approximately 30% of total annual gross household income.
Household agrees to occupy the rental as a full-time residence and not vacate for more than 30 days a year without written permission.
Household agrees to no pets and no smoking, inside or outside.
Household agrees to background and credit checks and will sign a confidentiality agreement.
DOCUMENTS TO SUBMIT
The two most recent years of tax returns for every household income earner over 18 (excluding full-time students).
Two months of proof of employment income — recent pay stubs — plus a verification letter from your employer.
Five years of housing history and prior landlord references.
Two personal references for first-time renters.
Other financial references, if requested by MCRHT.
Once qualified, applicants are ranked by:
the share of household income earned locally and how efficiently the household size matches this 3-bedroom home.

Selection
Qualified applicants are ranked by a point system — efficient use of the space and share of income earned locally. Ties are resolved by random drawing.

This is a joint lease — every tenant is responsible for the full rent and any lease violations, not just their share.

If a tenant moves out, a replacement goes through the same screening and signs a new lease; one household member serves as the main contact.

Updated income documentation is due every year, at least 60 days before your lease renews.

No pets and no smoking, inside or outside the home.

MCRHT may decline applications that don't meet income requirements or make efficient use of the home's bedrooms.

Rent is $2,200/month; utilities are billed separately.
